Transforming your home into a legal duplex is a great way to generate extra income, increase the overall resale value of your home as well as provide much needed housing in a rapidly growing city. Our team is BCIN Certified and has extensive experience and knowledge in designing permit approved legal duplexes, registered with the municipality. We will work with you to create an ideal layout for your legal second suite and keep you as involved in the design process as you would like. We ensure the design meets all local health and safety guidelines, zoning by-laws as well as building code requirements so you can trust that the permit process will be smooth and stress-free.


STEP 1: CONSULTATION

Following our initial phone call discussing the scope of your project, we will book a site consultation where we conduct a site measurement and document the existing conditions of your desired legal secondary suite. During this site consultation we will be able to get a better understanding of the scope of work needed to help you make the unit a legal and permitted dwelling.


STEP2: PROPOSAL

We send you the service and fees proposal for your legal second suite project. Our fees are legal second suites are flat fees and are available before your on site consultation. Upon reviewing and signing the services and fees proposal, we can move on to the next step to get you closer to getting you your permit!


STEP 3: BY-LAW & BUILDING CODE REVIEW

Our team reviews the zoning and building code provisions.


STEP 4: SITE PLAN & DESIGN

Our team drafts the site plan and preliminary floor plan of your suite. We sent you the preliminary design to review. Upon your approval, we continue to the next phase.

STEP 5: CONSTRUCTION DOCUMENTATION

Final floor plans with construction notes and details are drafted. Final construction documents are stamped and ready to submit for permit.


STEP 6: PERMIT SUBMISSION & COORDINATION

This stage is optional. Our team can submit for permit on your behalf and coordinate with the municipality to obtain your permit.
