Designing a new home can feel like an intimidating process to begin. From permit applications to coordinating different disciplines, it can be challenging to know where to start. Bailey Designs has been designing custom homes for over 20 years, and our expert team of designers will confidently navigate this process for you, from design phase to obtaining your permit.


STEP 1: DESIGN CONSULTATION

The very first step in designing your new custom home is to have a meeting with one of our architectural consultants to discuss your project. The main goal of this phase is to learn everything we can about our client’s personality, lifestyle, and needs as well as determine how much space you need now and could need in the future. We will offer our expert opinion on how we can capture all your ideas seamlessly in one cohesive design that will provide optimal functionality while reflecting your individuality.


STEP 2: PROPOSAL

Upon our design consultation, our team has a clear understanding of your needs, and the scope of work required to complete your project. We can now draft a proposal outlining the services we will provide and their fees. After reviewing and signing the services and fees proposal, our team moves on to the design development phase!


STEP 3: BY-LAW & BUILDING CODE REVIEW

Our team reviews the zoning provisions particular to your project address and building code provisions.


STEP 4: SITE PLAN & DESIGN DEVELOPMENT

In this step, our team drafts the site plan and preliminary floor plan suggesting ideal space sizes and overall layout based on your unique needs. When our team and client have established a preliminary layout we're happy with, we begin generating elevations with preliminary material placement, window & door locations as well as recommended roof configuration. We offer 3D photorealistic renderings of your home to help you visualize the design.

We collaborate with you and keep you as involved as you would like during this phase to ensure you are happy and the design is personalized to your individual needs and desired aesthetic.

By the end of the Design Development phase, the interior layout will be complete, dimensions of all spaces are finalized and the exterior design is established and ready to begin consutruction documentation.


STEP 5: CONSTRUCTION DOCUMENTATION

All our custom homes are designed to meet or exceed the Ontario Building Code requirements. Our knowledge of the Ontario building code and the needed details allow for a smooth transition from design-to-permit to final construction. During this phase, we will create a set of permit ready construction drawings, detailing assemblies, specifications, and dimensions to effectively communicate the design intent to the builder. If needed, we will coordinate HVAC, engineering, and any other disciplines are that are required to provide you with complete construction drawings set that you can submit for permit.


STEP 6: PERMIT SUBMISSION & COORDINATION

This stage is optional. Our team can submit for permit on your behalf and coordinate with the municipality to obtain your permit.
